Commack Housing Stock Is Remarkably Consistent
Commack was built out primarily between 1958 and 1985. The dominant builders used a handful of floor plans repeated across the town. That means when we walk a Commack cul-de-sac, we have usually seen the exact same floor plan at least 3 or 4 times. We know where the surprises are (and where they are not).
Our 30+ Commack jobs have given us a clear picture: split levels on the east side (near the Long Island Expressway), hi-ranches through the middle, and larger colonials on the north side (toward Elwood and Northport). All three types have solid bones, minimal surprises during tear-off, and predictable quote-to-final-price alignment.
What Commack Homes Need From a Door Installation Contractor
1960s-70s splits and hi-ranches. The dominant style. 1,800-2,500 sqft, attached garage, split-entry. Original wood clapboard or 1980s builder fiberglass. These work great with insulated fiberglass (Classic-Craft) or premium Plank.
Larger 1970s-80s colonials. The north side of Commack. 2,500-3,500 sqft, center hall, often with bay windows and rear additions. Prime premium candidates.
Newer 1990s-2000s custom homes. A few scattered developments. Builder fiberglass aging out. Straightforward fiberglass reside.
Occasional older ranches (pre-1960). A handful of original farmhouses and early tract homes scattered across the town. Usually need full tear-off and some sheathing repair.
Commack Things We Think About on Every Job
Wall insulation. Pre-1980 Commack homes are under-insulated by modern standards. Insulated fiberglass or premium with added rigid foam makes a measurable heating bill difference. We calculate it on every quote.
LIE noise on east-side homes. Homes near the Long Island Expressway have significant traffic noise. Insulated fiberglass or premium with rigid foam both reduce transmission meaningfully. We point this out for homes within a few blocks of the LIE.

Commack Building Permits
Commack straddles the border of Huntington and Smithtown towns. Most Commack addresses are in the Town of Smithtown building department (permits pulled on Main Street in Smithtown). Some northern Commack addresses are in the Town of Huntington.
