What Patchogue Homes Need
Patchogue is a mix of village stock, tract suburban, and waterfront. Each neighborhood wants a slightly different approach:

Things We Think About on Patchogue Jobs
Salt exposure. Patchogue Bay is salt water (it connects to Great South Bay). Homes within 1/2 mile of the bay see meaningful salt impact. We spec these with steel or engineered wood.
Flood zone status. Portions of South Patchogue are in FEMA flood zones. Most redoor installation work does not trigger flood compliance, but we note the flood zone on the permit application and use water-shedding details appropriate to the elevation.
Sandy legacy damage. Like Massapequa, parts of Patchogue were hit hard by Sandy in 2012 and some homes were rebuilt with quick-fix doors that is now failing. We see a lot of second-generation Sandy repairs.
Mature village trees. The streets around Patchogue village have good tree cover. Staging and protecting landscaping is part of our process.
